Dolphin Cay is an award winning waterfront community of one hundred acres designed to respond to the natural terrain of this environmentally sensitive area. Nearly fifty
single family homes and seven condominium buildings blend with the protected wetland's area where a bird sanctuary and natural habitat will be preserved.

Sydness created a central lake and park as the communities' focus. Most of the homes face the lake that is surrounded by gazebos, pavilions and tennis courts, as well as the Casino, the communities' primary social center. A network of footpaths throughout the project links a variety of activities and amenities.
Designed to preserve the private spaces of individual
homeowners, as well as reinforce the public park and open space, the community seeks to re-establish the neighborhood qualities of traditional American towns.
