Norterra West is a 140-acre mixed-use Planned Community District located within the City of Phoenix, north of the Central Business District. The Master Plan for the district calls for a blend of commerce, service and leisure activities organized along a "Main Street" concept that promotes pedestrian activity.

The first phase of the development is two four-story office buildings and two structured parking garages with retail lease space on the ground floor.

Sydness Architects was commissioned to develop the Master Plan and design the first phase office buildings and parking garages. The architects created a vehicular "circus" to provide a centering element for the development giving the office buildings a quarter-circle corner entry. The two office buildings have ground floor arcades for protection from the sun and recessed windows on the upper levels with a large sunscreen over the fourth floor.
