Dolphin Cay is an award winning waterfront community of one hundred acres designed to respond to the natural terrain of this environmentally sensitive area. Nearly fifty single-family homes and seven condominium buildings blend with the protected wetland area where a bird sanctuary and natural habitat will be preserved. Sydness Architects, the project’s master plan architects, and the designers of the condominiums and other public buildings created a central lake and park as the focus of the community. Most of the homes face the lake that is surrounded by gazebos, pavilions and tennis courts, as well as the Casino, the community’s primary social center. A network of footpaths throughout the project links various amenities. Designed to preserve the private spaces of individual homeowners, as well as reinforce the public park and open space, the community seeks to re-establish the neighborhood qualities of traditional American towns. The project set records in sales, and was completed in 1996.
